• Energy Efficiency Certificates or (Energy Performance Certificates) in Spain were introduced via a European directive on the 1st of June 2013 and affect anyone who is letting out or selling a Spanish property.
• An Energy Efficiency Certificate must be obtained before a property is marketed or advertised, as defined in the articles of the Royal Decree.
• These certificates are graded by how energy efficient your property is and The Ministry of Industria makes it compulsory for all new and existing homes which come onto the market, whether for sale or rental to have a EPC certificate.

• Our Engineer is a certified EPC assessor in Tenerife and will need to visit your property to inspect and to measure the property to obtain the required information for certification.

We supply you with 2 copies of our Energy Performance Certificates in Tenerife

1. 1 : The Engineer will need to see a copy of the properties Escritura (title deeds) or Copia Simple.
2. 2 : The properties “Referencia Catastral” (the Catastro reference number ) is also be needed in order to issue the EPC. It would normally appear on a IBI bill or even within your Escritura/Property Deeds.
3. 3 : Owners Details : Full Name.
4. 4 : Owners Details : A copy of the owners (Passport & NIE) or TIE Card.
5. 5 : Owners Details : Email Address.
6. 6 : Property Details : Full address of the Property.
7. 7 : The property owner will have to sign an authorisation.

• The Energy Efficiency Certificate is a report that describes how efficient a home is in terms of energy consumption and range from “A” (most efficient) to “G” (least efficient). (Please note: it’s a grading and not a pass or fail inspection)

• Our energy efficiency surveys will be conducted by a certified Engineer who would visit the property.
• The survey will involve an assessment of the type and age of the property, building materials that are used, windows, insulation and taking into account the energy consumption, which includes the energy consumed in heating, refrigeration, ventilation, lighting and the water heating.
• Our Engineer then inputs the information into a software program which performs the property energy efficiency rating.

• The Certificate and its corresponding energy efficiency label are valid for 10 years.

• Yes the fine for advertising a property without a energy efficiency certificate ranges between €300 – €6000 depending on the level on infraction.
